Using your defect list before the final payment in Strathtulloh
How a written handover report helps you get defects fixed before practical completion is settled, and what to do after the keys.
In short: Owners have the most influence before the final claim is paid. A clear, itemised list is what turns that influence into repairs.
Why timing matters
Before the final claim, the builder needs your sign off to close the job. After it, defects join a queue. Booking the PCI early enough to have the report before the handover meeting is the single most useful step.
A list the builder can work from
Our reports number every item, show a photo and say what standard or contract item it fails. Supervisors can hand it straight to trades.
Separating serious from cosmetic
A long list can be overwhelming. We flag the items that affect weather tightness, safety or structure so you know what to insist on.
Getting it in writing
Ask the builder to confirm in writing which items will be fixed and when. Keep that with the report.
After handover
Your contract and the Building Act still protect you after the keys. If items are not fixed, write to the builder, then use the BPC dispute resolution service and, if needed, VCAT.
